Florida Buyer Closing Costs

Florida buyer closing costs are a set of charges around the purchase, and they are not one statewide receipt. Your lender’s loan estimate and the title company’s closing disclosure are the documents that name your figures. Use this page to know what to look for, then replace every blank with the number from those documents.

Categories buyers commonly see

  • Lender charges, if you finance, as listed on the loan estimate.
  • Appraisal and credit report fees when the lender requires them.
  • Title search, settlement, and title insurance. Ask who the contract says will pay each part.
  • Recording fees and Florida documentary stamp taxes. Confirm the current treatment with the title company. Do not memorize a rate from an old article.
  • Prepaid property taxes, homeowners insurance, and escrow deposits.
  • Inspections you order, which may be paid outside of closing.
  • Association transfer or capital fees if the home has an association.

Cash buyers drop the lender list and still have title, recording, insurance, and inspection items. Sellers and buyers can negotiate pieces of this in the contract. William can explain what the contract says. He does not set title fees or tax rates.
