New construction in Ocala can mean a spec house that is already framed or a lot where you pick finishes and wait. The model is a sample. Your contract is the house you are buying. Read the completion date, the change-order rules, the deposit, and what happens if the builder’s timeline slips.
Compare a new house with resale on purpose. A new roof and new systems can simplify the first years. A builder contract can also limit negotiations, require the builder’s lender for an incentive, or leave the lot, the fence, and the landscaping for later. Ask which of those items are in the price you were quoted. Get the association documents if the section has one. Walk the lot, not only the model.
